Registering a residential or commercial lease in the UAE requires mandatory Ejari registration with the Dubai Land Department (DLD).
BENEFITS OF A REGISTERED TENANCY CONTRACT
Proof of residential address (required by banks, DEWA, and other government entities);
Eligibility to register a company;

1. PREPARE THE DOCUMENTS
Copy of the landlord’s passport, Emirates ID, and visa (if applicable);
Copy of the property’s Title Deed;
Copy of the tenant’s passport, Emirates ID, and visa;
Signed tenancy contract;
DEWA Premise Number (9-digit code from the building facade or provided by the landlord);
Previous Ejari certificate (if you are renewing the lease);
Notarized Power of Attorney — if a representative acts on behalf of either party.
2. SUBMIT THE APPLICATION ONLINE OR OFFLINE
Online (via Dubai REST App) Available only to the landlord or a registered property management company
Download the Dubai REST App (iOS / Android);
Register using your Emirates ID and phone number;
Complete identity verification;
Go to Ejari Services → Register New Tenancy Contract;
Fill out the form, upload the documents, and submit your application.
Offline (for tenants) Tenants can submit documents in person through certified typing centers (Tawtheeq, Al Manara, etc.).
3. PAY THE FEE
Through Dubai REST (online, landlord only): AED 175
Through Typing Center (in person): approximately AED 217 (AED 175 + service fee ~AED 40 + 5% VAT)
Processing time: usually 1 business day
4. RECEIVE YOUR REGISTERED EJARI
Once approved, you will receive a PDF certificate by email and in the Dubai REST app. This document is valid for all government procedures — such as DEWA connection, visa issuance, and bank account opening.
IMPORTANT NOTES BEFORE APPLYING:
Ensure the tenancy contract is signed by both parties.
You cannot submit the application without a DEWA Premise Number (for new contracts).
Only landlords can apply online — tenants cannot.
In some residential complexes, online Ejari registration for tenants is not available — check in advance.
